Willow (878 sq ft), Meadow (1,097), Orchard (1,295), Pinery (1,539), Parkland (1,612), Grove (1,752) and Summit (2,001) make up this seven-plan series. The range is useful for comparing a compact move with room for guests or hobbies. Tour the particular home to verify how original options and later improvements changed its layout.

Rose Creek

4 original plans · 968–1,505 sq ft

Rosegarden (968 sq ft), Timberose (1,190), Rosetree (1,344) and Countryrose (1,505) offer four choices in the smaller-to-mid-size range. The association describes this series as more traditional in style. Compare the kitchen, dining and living-room arrangement with the way you entertain rather than choosing by size alone.

Forest Park Premier

5 original plans · 1,550–2,083 sq ft

Shasta (1,550 sq ft), Calaveras (1,620), Yosemite (1,720), Plumas (1,845) and Sierra (2,083) provide five mid-size designs. These are original catalog measurements, useful for a first shortlist. Match the plan name with the listing, then check room dimensions, storage and any enclosed patio or added space.

Fairway Point

6 original plans · 1,578–2,681 sq ft

Regent (1,578 sq ft), Baywood (1,663), Ironwood (1,774), Turnberry (2,091), Stonecrest (2,270) and Wilshire (2,681) span the broadest size range of the five series. A Fairway Point name does not establish a particular home’s golf-course frontage; the lot and listing determine the actual setting.

Heritage Estates

The association describes a connected golf-cart path network between homes, the lodge, fitness center and parks. Nearby open-space walks include Pleasant Grove Creek, Oak Grove Park and the Mahany Nature Preserve. Test the route from each candidate home rather than assuming every address has the same access.

Let the floor plan narrow the search

The 878-square-foot Willow and 2,681-square-foot Wilshire represent very different moves. Make a list of essential rooms, guest needs and furniture dimensions before touring. Original sheets show the starting design; the seller’s disclosures, measurements and inspection establish the property you are buying.

Choose the setting as carefully as the model

The association reports that approximately one fifth of homes adjoin a golf course or other open space. That leaves many different streets and backyard settings to compare. Visit the actual patio at different times, consider sun and nearby activity, and verify boundaries and easements in the property documents.

Separate membership from pay-per-use activities

Association assessments support the community, but golf, classes, dining and other services can have separate charges. Obtain the current financial and membership information and build a household budget around what you will actually use. A quarterly assessment figure is only one part of the comparison.

Inspect the improvements, not just the presentation

Established resale homes can differ in roofs, heating and cooling, windows, finishes and maintenance history. Review seller disclosures and permit information with the inspection reports. Compare likely near-term repair or improvement costs with the purchase price so a polished interior does not become the whole decision.

Is Sun City Roseville a 55+ community?

Yes. The association describes an age-restricted community with a qualifying resident aged 55 or older in the home. Obtain the current governing documents for the full occupancy and exception rules before planning a purchase or a shared living arrangement.

Are these new homes or resale homes?

This guide covers an established community and its original home catalog. The 25 designs help identify resale layouts; they are not a promise that every model is currently for sale. Cindy can help match your priorities with actual listings and verify each home’s features.

What sizes and home styles can I compare?

The association publishes five series covering 878 to 2,681 square feet on single-family lots. Some designs emphasize great-room living, while others have more distinct traditional spaces. Use the original plan as a starting point, then check the current house and any modifications.

Do I need to play golf to enjoy the community?

No. Fitness facilities, pools, sports courts and more than 50 shared-interest clubs offer plenty of other ways to participate. Garden, art, music, games, hiking and newcomers groups are among the association’s published choices. Ask about current schedules for the interests that matter to you.

Are golf and every activity included in the HOA assessment?

Do not assume that. The association’s FAQ describes membership-card requirements and separate activity or special-use charges. Golf programs, restaurant purchases and some classes also need their own budget. Request the current fee schedule for your household and preferred activities.

Can visiting family use the amenities?

The association publishes guest and family rules, including limits on extended stays and conditions for amenity use. Review the current rules before planning visits. Guest access can differ by facility, activity and time, so confirm the details that matter for your family.

Can I use a golf cart around the neighborhood?

The association describes a path network that connects homes with the lodge, fitness center, restaurant and parks. Verify the permitted route from the particular property, cart-storage arrangements and current operation rules before making a cart part of your daily transportation plan.
