Sequoia Collection

The smallest-footprint choice is a duet: a paired-home format with its own covered patio and private backyard. Compare Crystal, Hartley, and Whitmore when you want two bedrooms without carrying a larger detached floor plan. Confirm the exact shared-wall and maintenance arrangements in the property documents.

Redwood Collection

1,542–1,596+ sq. ft. · 2 bedrooms · 2 baths · 2-car garage

Redding, Cresthaven, and Trinity offer compact detached living. Covered patios, a foyer entry, and walk-in closets make this a useful collection to tour when you want a manageable interior while keeping a two-bedroom layout. Bring furniture dimensions to compare how the plans actually live.

Mendocino Collection

1,815–1,925+ sq. ft. · 2–3 bedrooms · 2–2.5 baths, depending on configuration · 2-car garage

Covelo and Newman add room for different routines within a detached home. The builder describes covered patios and optional flex spaces; the floor-plan listings include two- to three-bedroom configurations. Ask which configuration applies to the specific home and how an office or guest room affects the rest of the layout.

Shasta Collection

2,012–2,148+ sq. ft. · 2–3 bedrooms · 2.5–3.5 baths, depending on configuration · 2-car garage

Caldwell and Whitney move past 2,000 square feet. The collection includes covered patios and fireplaces, with a flex-room design available. Compare the plans if entertaining, hobbies, or a separate work area make a compact two-bedroom home feel too restrictive. Bath and bedroom counts depend on the selected design and options.

Tahoe Collection

2,316–2,441+ sq. ft. · 2–3 bedrooms · 2.5 baths · 2.5-car garage

Carmichael, Glenbrook, and Petaluma are the largest current collection. Each design includes a flex room, covered patio, and fireplace; the builder lists 2.5-car garages and primary-suite freestanding tubs. Some sites offer rolling-hill views. A view, configuration, or model-home finish should be confirmed for the exact homesite.

Make the location part of your visit.

Use the sales center as your first tour stop, then compare the route from the actual homesite. Folsom has more than 50 miles of Class I walking and cycling trails citywide. That citywide total does not mean every segment connects directly to Regency. The city still identifies its Highway 50 trail undercrossing as a future project, so check the current map before assuming a continuous north–south ride.

Tour the clubhouse as well as the home

The builder announced the clubhouse opening in July 2023. A tour can show you how its spaces fit your routines; the current calendar, hours, guest rules, and any activity charges still deserve a direct check. Choose the facilities you will use, rather than counting amenities you may rarely visit.

Read what the monthly budget actually includes

For a home in a common interest development, California’s Department of Real Estate recommends reviewing the CC&Rs, association rules, annual budget, policy statement, and architectural guidelines. These documents can answer questions about dues, maintenance, changes to your home, and age restrictions that a model-home tour cannot. Ask for the current documents early.

A model photo is a starting point

A decorated model can show a layout beautifully, but its furniture, finishes, landscaping, and upgrades may differ from a home you can buy. Compare the written included features and chosen options. Check the parcel’s tax bill and assessments

Sacramento County explains that direct levies can include special taxes and assessment charges in addition to ordinary property taxes. Check the documents for the particular parcel and ask about any supplemental tax bill. Do not infer a community-wide monthly cost from a sales price or another homeowner’s bill.

Is Regency at Folsom Ranch a 55+ community?

Yes. Toll Brothers markets Regency as a gated 55+ active-adult community. Ask for the current association documents to verify household occupancy, age qualification, guest, and residency requirements for your situation. A marketing label does not answer every household eligibility question.

Are all the homes detached?

No. Sequoia is the duet collection, with two-bedroom single-story plans. Redwood, Mendocino, Shasta, and Tahoe are listed as single-family collections. For a duet, confirm the shared-wall details and maintenance responsibilities before choosing a home.

Which collection offers the most room?

Tahoe is the builder’s largest current collection, with Carmichael, Glenbrook, and Petaluma plans from 2,316 to 2,441+ square feet. It includes flex rooms and 2.5-car garages. Compare the exact design, options, and homesite rather than assuming all larger homes have the same configuration.

Has the clubhouse opened?

Yes. Toll Brothers announced its grand opening in July 2023. Its announcement describes indoor and outdoor pools, a spa, market, gathering areas, fitness, and a lifestyle director. Confirm current access rules and the activity calendar during your visit.

What are the current prices and HOA fees?

Get a written builder quote for the home and its options, plus the current HOA documents. California DRE identifies the annual budget, rules, and use restrictions as important buyer documents. The public sources reviewed for this guide do not establish a fixed current HOA assessment or all-in cost for your purchase.

Can I ride directly into the rest of Folsom’s trail network?

Check the current route first. Folsom publishes city trail maps, but its Highway 50 Class I undercrossing is still described as a future connection. Nearby trails and a planned city connection should not be presented as an already-complete route from the community.
